ICF Basement Walls Create Warm, Dry Basements

ICFs are ideal for the construction of basements. There are many advantages to ICF basements. With ICF basements, the concrete is not exposed to the interior or exterior of the basement wall. EPS panels on each side of the concrete insulate the basement walls and create a barrier. Basements built with ICFs are much more comfortable and feel like the upper levels, creating more truly livable and valuable space. With proper waterproofing and installation, ICFs create warm, dry basements for years to come. While an entire ICF struture is preferable, ICF basements can serve as the foundation and livable space for a stick-built or manufactured home.

1 -- Install proper drainage system around the basement as required by local codes.

2 -- Clean the surfaces where the base of the wall meets the footing, apply a 1/2" bead of sealant along this joint and blend it into the footing below and the wall above to provide a water-tight seal.

3 -- Apply 60 mil water-proofing membrane to obtain a water-tight covering over the entire below-grade surface extending 6 - 12 inches above finished grade.

4 -- Cover below-grade membrane with drain mat to protect wall from any standing water.

5 -- Backfill the basement wall with soil that is free of construction debris and large rocks. We recommend that you protect the basement water-proofing membrane from damage that can occur during backfilling by covering the entire surface with our Sure-Drain drainage mat. Backfill after the concrete has cured seven days, the basement floor is poured and the first floor is in place. Backfill should be properly compacted and graded so that water does not collect around the basement walls.

Insulated concrete forms create the ideal super-insulated and moisture resistant wall so important in a basement structure. ICF's minimize mildew and the damp smells of normal basements.
